Typical duration: 30–45 minutes. Held over Zoom or in person if you're already in Portugal.

Legal & admin setup

We connect you with a trusted, English-speaking real estate lawyer — independent of us — and help you obtain your NIF (Portuguese tax number), which is required to do almost anything in Portugal. We also set up a shared tracker so you can follow every stage of your purchase in real time.

Typical timing: NIF can be obtained in 1–7 days. Lawyer engagement happens in parallel with property search.

Finance & mortgage prep

Before we begin viewing properties, we make sure your finances are in order. We introduce you to specialist mortgage brokers who work with international buyers, help you understand what you can borrow and at what rates, and advise on currency transfers and timing. The result: when the right property comes up, you can move quickly with a credible offer.

Why this comes early: pre-approval gives you serious-buyer status and prevents wasting time viewing properties outside your real budget.

Property visits

We schedule and accompany every viewing. Beforehand, we brief you on what to look for; during the visit, we ask the right questions; afterwards, we give you frank feedback — including red flags, hidden costs, planning issues, and anything the seller's agent isn't going to volunteer. No pressure, no rush, no commission-driven enthusiasm for properties you should pass on.

Offer & negotiation

When you find the right property, we help you make a smart, market-informed offer based on real comparable sales in the area — not the asking price. We negotiate firmly on your behalf, manage counteroffers, and work to secure the best possible price and terms while keeping the deal on track.

We never recommend overpaying because of urgency. If the deal isn't right, we'll tell you.

Due diligence & contracts

Once your offer is accepted, your lawyer carries out title searches, planning compliance checks, and full legal review of the property. With your finances already in place, the process moves smoothly to the CPCV (promissory contract) and deposit. We coordinate with your lawyer, the seller's side, and the notary throughout.

Typical timing from offer accepted to CPCV: 2–4 weeks.

Final deed & handover

We're with you at the notary for the escritura — the final deed of purchase. Funds are transferred, signatures exchanged, and the property is officially yours. Keys are handed over the same day. No last-minute surprises, because we've prepared for every step.

Common questions about our service

Is the service really free for buyers?

Yes, completely. We're paid by the seller's side at completion — a share of the commission they're paying anyway. You pay nothing for the full service, from discovery call to settling in. The seller's total commission stays the same as it would for any other agent.

Do I need a buyer's agent if I'm buying in Portugal?

You're not legally required to have one — but for international buyers in particular, a buyer's agent saves a significant amount of time, money, and risk. The Portuguese property market has its own legal structures (CPCV, escritura, IMT), and the typical "estate agent" represents the seller. Without a buyer's agent, you have no one in your corner.

How is a buyer's agent different from a regular real estate agent in Portugal?

A regular estate agent represents the seller — their job is to sell that specific property at the best price for the seller. A buyer's agent represents you, the buyer, across the entire market. We help you find the right property (not just whatever a particular agent has on their books), negotiate against the seller's interest, and advise honestly because we're not commission-incentivised toward any single sale.

How long does the buying process take in Portugal?

From first viewing to keys, typically 3–6 months for a straightforward purchase. Faster if you're a cash buyer; longer if mortgage finance or complex due diligence is involved. We help you plan the timeline realistically from day one and keep things moving at every stage.

Can you help if I'm not in Portugal yet?

Absolutely — most of our clients start the process from abroad. We do video viewings, handle in-person checks on your behalf, and coordinate with your lawyer through power of attorney if needed. We'll have you ready to fly in for the final viewings and signing, not for every step.
