You pay us nothing. Our buyer's agent service is funded by a share of the seller's commission, paid only at completion. The seller still pays the same total commission they would otherwise — we simply receive a portion for representing you, the buyer.

Your 9-step buying journey, in detail

Buying property in Portugal involves a lot of moving parts — legal, financial, and practical. Our nine-step process is designed to make every step clear and manageable, so you always know what's happening and what comes next.

Search Requirements

What you’ll do: have an open conversation with us about your goals, budget, timeline, must-haves, and any concerns. You’ll come away with a clear picture of how the Portuguese property buying process works and what makes the Margem Sul different from buying in Lisbon proper.

How we help: we listen, ask clarifying questions, share our view of the local market, and answer the questions you may not yet know to ask. Typical duration: 30–45 minutes, on Zoom or in person.

Legal and Admin

What you’ll do: appoint your own independent Portuguese property lawyer (essential — this is who handles your due diligence and contracts), and apply for your NIF (Portuguese tax number), which is required to do almost anything in Portugal.

How we help: we can introduce you to English-speaking property lawyers we’ve worked with so you can choose who suits you, and we walk you through the NIF process. We also set up a shared tracker so you can follow every stage in real time.

Finance & Mortgage

What you’ll do: confirm your budget. If using a mortgage, get pre-approved with a Portuguese bank or broker before viewing properties. (For buyers from abroad, plan currency transfers and timing.)

How we help: we introduce you to mortgage brokers who work with both Portuguese and international buyers and explain what’s typical in the local market. Pre-approval gives you serious-buyer status and prevents wasting time on properties outside your real budget.

How we help: we schedule the viewings, brief you beforehand, ask the right questions during, and give you frank feedback afterwards — red flags, hidden costs, planning issues, and anything the seller’s agent won’t volunteer. No pressure, no rush, no commission-driven enthusiasm for properties you should pass on.

Offer & Negotiation

What you’ll do: when you’ve found the right property, decide your offer — price, terms, conditions. You stay in control of every figure and every concession.

How we help: we share comparable sales data, suggest a market-informed offer based on real evidence (not the asking price), and negotiate firmly on your behalf through counteroffers. We never recommend overpaying because of urgency — if the deal isn’t right, we’ll tell you.

Due Diligence & Contracts

What you’ll do: your lawyer carries out title searches, planning compliance checks, and full legal review of the property. When the lawyer is satisfied and any conditions are right, you sign the CPCV (promissory contract) and pay the deposit.

How we help: we coordinate between your lawyer, the seller’s side, the seller’s agent, and the notary throughout. We chase deadlines, follow up agreed conditions, and make sure nothing falls between the cracks. Typical timing from offer accepted to CPCV: 2–4 weeks.

Final Deed & Handover

What you’ll do: attend the escritura at the notary (or grant power of attorney to your lawyer if you can’t be there). Sign the deed, watch the funds transfer, receive the keys.

How we help: we’re alongside you on the day — briefing you in advance and walking through what’s about to happen. Your lawyer handles the legal side; we coordinate the practical handover. Typical timing from CPCV to escritura: 1–3 months.

Settling In

What you’ll do: transfer utilities into your name, register with local authorities, find tradespeople, and start making the property home. (For relocators: also register with SNS, exchange your driving licence, and the rest of the first-30-days admin.)

How we help: we point you to trusted tradespeople and local services, introduce you to utility providers and tax advisors as needed, and answer post-purchase questions — from "how does the recycling work" to "we want to add a pool". Our support doesn’t end at the deed.

Common questions about our service

Is the service really free for buyers?

Yes, completely. We're paid by the seller's side at completion — a share of the commission they're paying anyway. You pay nothing for the full service, from discovery call to settling in. The seller's total commission stays the same as it would for any other agent.

Do I need a buyer's agent if I'm buying in Portugal?

You're not legally required to have one. But because the typical “estate agent” in Portugal represents the seller, having a buyer’s agent in your corner saves time, money, and risk — whether you’re a local Portuguese buyer or coming from abroad. The legal structures are the same either way (CPCV, escritura, IMT), and the seller’s agent isn’t there to look out for you.

How is a buyer's agent different from a regular real estate agent in Portugal?

A regular estate agent represents the seller — their job is to sell that specific property at the best price for the seller. A buyer's agent represents you, the buyer, across the entire market. We help you find the right property (not just whatever a particular agent has on their books), negotiate against the seller's interest, and advise honestly because we're not commission-incentivised toward any single sale.

How long does the buying process take in Portugal?

From first viewing to keys, typically 3–6 months for a straightforward purchase. Faster if you're a cash buyer; longer if mortgage finance or complex due diligence is involved. We help you plan the timeline realistically from day one and keep things moving at every stage.

Can you help if I'm not in Portugal yet?

Absolutely — most of our clients start the process from abroad. We do video viewings, handle in-person checks on your behalf, and coordinate with your lawyer through power of attorney if needed. We'll have you ready to fly in for the final viewings and signing, not for every step.
