Questions about the Margem Sul

How far is the Margem Sul from Lisbon?
Most areas are 15–45 minutes from central Lisbon by bridge, train, or ferry. Almada and Cacilhas are the closest, with frequent ferry services taking under 10 minutes. Setúbal, the furthest of our areas, is around 45 minutes by car or train.
Which area of the Margem Sul is best for families?
Aroeira, Verdizela, and Azeitão are consistently popular with families — green space, quieter streets, international schools within reach, and a strong quality of life. Almada and Seixal also work well for families who want more urban amenities and stronger transport links.
Where is the best value to buy property in the Margem Sul?
Seixal and Setúbal currently offer the strongest value-to-location ratios. Both are connected, growing fast, and still significantly cheaper than equivalent areas closer to Lisbon. For investment buyers, the next five years should reward early entrants in both.
What types of property are available?
Modern apartments in Almada and Seixal, detached villas in Aroeira and Verdizela, traditional townhouses in Azeitão and Sesimbra, beachfront properties in Costa da Caparica, and rural quintas in Palmela and the Arrábida foothills. The variety is much wider than Lisbon proper.
Do I need a car to live in the Margem Sul?
It depends on the area. Almada, parts of Seixal, and central Setúbal have strong public transport — light rail, ferries, trains, and buses. More rural areas like Azeitão, Palmela, and Sesimbra are much easier with a car, especially if you want to take full advantage of the surrounding nature.
Are there international schools nearby?
Yes. The St Julian's School (Carcavelos) and St Dominic's International School are within reach via the bridge, and the Aroeira area is home to a number of bilingual and international preschools. We can advise on schools based on your specific area, age range, and curriculum preference.
